Just about anyone can use it, including landlords, renters, property owners, and applicants. This means that it will be a base for communication amongst those who use it. There are plenty of amazing features that TrueRent has and I want to talk to you about those today. 

If you struggle with managing accounts or keeping track of tenants or properties, you’ll get a lot of use out of TrueRent. This property management software specializes in keeping things in order and organized no matter how many properties you have! 

One of the amazing features that I used TrueRent for is the screening tenants feature. This allows you to screen potential renters via background check and credit check to see if they qualify to live on your property.

Speaking of potential renters, TrueRent allows you to post advertisements for vacant units across multiple of the most popular sites such as Zillow or Realtor. You can easily set up alerts and reminders to notify you when you have a showing or if a particular property is getting a lot of traffic online. 

This property management software comes with two different portals. One will be accessible by tenants and one by the landlord. Tenants will be able to use the portal to add any maintenance requests that they may have, pay rent, or even look at the details of their lease. 

You’ll be able to use the portal to receive rent payments, send out reminders, answer tenant questions, and more. If you have multiple properties, you can use the portal to see investment analytics, which is unique to TrueRent. 

When you download the software, you’ll be greeted by a dashboard that acts as a home screen. This dashboard will show you any reports you have in real, live time. This can come in handy if you need up to the minute information on anything ranging from rent to cash flow and even expenses you have as a property owner. 

TrueRent has the ability to notify renters when their rent is due or if their lease is coming to an end and needs to be renewed. If you like being aware of what money is coming in or what expenses you have due as a property owner, you’ll likely enjoy TrueRent. 

Speaking of money, with this property management software, you’ll be able to easily track the net income you’re making from all of your properties. You’ll also be able to see any incoming payments and more. 

One thing that makes TrueRent stand out from other property management software options is the customer support they provide. They can answer any questions you may have and help you troubleshoot any issues you may come across. They are patient and understanding, especially if you’re not well-versed in technology and software! 

I wanted to include a convenient pros and cons section to allow you to easily compare different property management software options. If this sounds like a software you want to use, the pros and cons list makes it easier to see the good, the bad, and the ugly. 

Overall, this is an amazing software and anyone who uses it will get a lot out of it, but let’s talk a bit more about the pros and cons.

Having a cloud-based software is amazing! TrueRent is easy to use and provides you with a number of great features like rent notifications that are sent out each month or listing available units across multiple sites with just the push of a button. 

If you work from your phone a lot, you may not like that there isn’t an app. However, you can use a web browser on your mobile device, but we’ll talk more about that later on.

When you’re trying to find the perfect property management software for your business, it’s important that it has the features you need to get the job done. Since TrueRent isn’t free, the features it does have are even more important. 

Below, you will find which features TrueRent has that sets it apart from other property management software available. I go into great detail to help you decide if TrueRent is the software for you. Let’s start out by talking about how it helps with operational tasks. 

Operational Tasks

I wanted to start off with this feature, because in my opinion, it’s one of the best this software has. For starters, you’ve already read about how TrueRent has two portals available for landlords and tenants. When it comes to operational tasks, tenants will be using their portal to submit things like maintenance requests. 

They’ll have the option to write a bit about what they need help with, provide you with dates and times they’re available, upload photos of the maintenance issues at hand, and more. You’ll be able to use this same feature to view all of the above. 

If you have a team, you can use TrueRent to send out maintenance tasks to specific employees. This can come in handy when the requests are last minute and you need someone to help with emergency repairs on a weekend or holiday! 

Within the operational tasks feature, you’ll be able to easily view requests as soon as they come in, prepare any work orders you may have to fix issues, and you’ll be able to conveniently communicate with your vendors, right from the software! 

Online Rent Collection

Tenants will be able to use their TrueRent portal to pay rent online. If they’re using an ACH transfer, this is a free feature, but if they’re paying with a debit or credit card, there is a small fee attached. 

There is an initial set up fee to be able to pay rent online. The tenants can also use this feature to pay late fees or extra fees such as pet deposits or renters insurance. You can take the income made from rent and have it put directly in a business bank account, or you can distribute it right from the software to vendors or employees. 

Tenants love this feature because it saves them time, gas, and possible ATM fees having to go out and physically pay rent every month. 

Tenant Screening

All you need for a tenant screening is their email address, which is usually found when someone applies online or is interested in the property. With TrueRent you’re able to send out an email that prompts the future tenant to be screened before signing a lease.

A screening costs the potential renter a base fee and includes a background check and credit check and it will show you if they’ve had any prior evictions. This feature helps you sift through all the applications to find which applicants best fit your requirements. 

Pricing Varied On Number Of Units

TrueRent prices their software based on how many units you have under your belt. The more units, the more the software will cost you. This is why it’s important to consider potential future property. Consider if you’ll be purchasing property anytime soon and factor that into the number of units you’ll have. Doing this will save you money in the long run.

TrueRent is software for people that have between zero and 50 units. The prices are broken down as follows (all prices shown are true at the time of writing this review):

Talk about a stress relieving feature! TrueRent has a recurring billing system that will automatically bill tenants every month for rent. It does send out reminders before rent is due so the tenant has plenty of time to make sure their finances are set in place.

Not only does TrueRent do that, but if someone pays rent late, the software will fine them accordingly; you don’t have to do any of the work! You’ll be able to clearly see who has paid and when. 

This can come in handy if you have a particular renter that is late a lot and will save you time running around collecting rent or late fees from every tenant! 

Easy Reporting

Another great feature this software has is a reporting feature. You can customize your income and expense reports as needed. You can pick and choose by property or even a date range. You’ll be able to see a detailed list of every transaction, keeping you organized and saving you money on an accountant. 

There is an “At a glance” feature that allows you to audit up a whole year of transactions and it only takes a few minutes. You’ll be able to easily spot inconsistencies, see if there is rent missing during any money, and more. This will help you a lot come tax time, and who doesn’t want help with their taxes? 

So, you’ve read about most of the amazing features that TrueRent provides. Using these will free up your time and allow you to focus on what’s most important. Like you read earlier, at the time of writing this review, there is unfortunately no app available on iOS or Android devices (yet). I’m hoping the creators of TrueRent make an app, since so many of us landlords are on-the-go these days. 

If you do find yourself working from your phone a lot, their website works perfectly on the web browser of any mobile device; an app would just be a bit more convenient in my opinion.
